Real Estate Law

Whether you are the current owner of Florida real estate, considering leasing a property, or you are considering purchasing a property, you may need legal help. At The Law Office of Shannan M. Field, PA we have assisted with a wide range of real estate transactions including:

  • Commercial & Residential Purchases – we can help review contracts when you are considering purchasing a property. We take the time to ensure your interests are protected during the entire transaction. Too often, buyers and sellers discover there are issues with standard agreements; we can help ensure your transaction documents are prepared properly.
  • Mortgages and Promissory Notes – whether you are dealing with a bank, a mortgage company, or you are obtaining financing from a private individual, it is a good idea to have the mortgage and promissory note reviewed by an attorney. Prepayment penalty clauses, increases in rates, and other terms which outweigh the advantages could be hidden in the documents; you need to have someone protecting your interest before signing these documents.
  • Deeds — a properly filled out deed has a full property description and specifics about location. Deeds must be filed with the county in a timely manner to show a transfer of ownership. We can help prepare and file deeds after a property transfer.
  • Foreclosure Defense — if you are facing a Florida foreclosure, you have rights. We can help ensure the lender filing a foreclosure notice has the legal right to do so. Many foreclosures are halted because a lender is unable to show they are the rightful holder of a mortgage. We may be able to help you keep your home by working out an agreement with the lender, or take other steps to avoid your having a foreclosure on your credit record.

Real estate transactions can be complicated. If you are considering buying, selling, or leasing property in the Space Coast or surrounding areas, contact The Law Office of Shannan M. Field, PA for help. We will do everything possible to protect your interests.
